What each Washington County figure means for a seller.
These definitions do not change month to month. Once you know what each number does, any market report becomes usable.
Active inventory
How many homes a buyer can choose from right now. Rising inventory means more competition for your listing and less tolerance for an optimistic price. Falling inventory gives a well-prepared home more leverage.
New listings
How much fresh competition arrives each month. A surge of new listings in your price band matters more to you than the countywide average, because those are the homes your buyer is comparing against yours.
Pending and closed sales
The clearest evidence of real demand. If pending sales hold steady while inventory rises, buyers are still active and the issue for an unsold home is usually price or presentation rather than the market.
Median sales price
A useful trend line, but a poor pricing tool for one property. It shifts with the mix of homes that happened to close. Your price should come from closed comparable sales near your home, not from the county median.
Median days on market
How long a typical home takes to go under contract. Use it to set expectations, and to define what 'too slow' means for your listing before you launch rather than after.
Months of supply
Inventory divided by the monthly sales pace. Under roughly four months favors sellers, four to six is balanced, and above six favors buyers. It is the single fastest read on negotiating position.
