August 2026 Washington County real estate numbers: 295 closed sales, steady pending activity, moderated pricing, rising inventory, and a balanced 5.21-month absorption rate.
## Home Sales
295 homes closed in August, down 17.8% from the 359 sold in August 2025. Year to date, closings have reached 2,923, holding essentially flat (-0.1%) compared to 2,926 over the same period last year. High-end growth was tempered by a slower month overall, with 32 homes selling above $1 million compared to 43 last August. However, year-to-date luxury sales ($1M+) remain ahead of last year's pace at 331 versus 298, reflecting an 11.1% gain.
## Pending Sales
349 homes went under contract in August, virtually identical to the 350 recorded a year ago (-0.3%). Year-to-date pending sales remain ahead of last year at 3,108 versus 3,052, up 1.8%. Steady contract activity in August provides a stable foundation heading into the fall months, matching last year's pace and keeping cumulative performance positive.
## Pricing Trends
The average sale price came in at $635,895, down 4.30% year over year, while the median sale price dipped 2.67% to $520,000. Year to date, the average sale price stands at $645,991, up 1.61%, and the median sits at $525,500, up 0.10%. On the listing side, the average active list price rose 6.54% to $855,921, while the median active list price rose 1.74% to $602,308. Overall, prices continue to fluctuate within a narrow, predictable corridor.
## Luxury Market
Year-to-date, the $1 million to $2 million segment continues to carry the weight with 266 sales compared to 249 last year (up 6.8%), while the $2 million to $3 million tier has surged 73.1% from 26 sales to 45. Above $3 million, 22 homes have sold YTD compared to 23 at this point in 2025. Despite a quieter month, upper-tier demand remains a notable strength overall.
## Inventory Levels
1,886 homes were active at the end of August, representing a 4.3% increase over the 1,809 available last year. New listings totaled 577 for the month, down 1.7% from 587 last August, while year-to-date new listings are practically identical to last year's pace at 4,918 versus 4,935 (-0.3%). Active inventory continues to build gradually as homes take slightly longer to clear the market rather than from an influx of fresh listings.
## Market Balance
The absorption rate registered at 5.21 months in August, remaining virtually identical to 5.24 months a year ago (-0.57%). Year to date, the absorption rate sits at 5.33 months compared to 5.16 months last year. Washington County remains securely in balanced territory, favoring neither buyers nor sellers overwhelmingly.
## Days on Market
Marketing times saw minor shifts compared to last year. Median cumulative days on market (CDOM) rose to 53 days from 49 last August, while the average CDOM improved slightly, dropping from 80 days to 77. Year to date, the average CDOM sits at 80 days compared to 77 days last year, while the YTD median is 48 days against 45. Homes continue to sell on a timeline very similar to 2025 patterns.
